Blakes are a friendly, independent Estate Agency and Letting Agent based in the Winton area of Bournemouth. Originally established in 1946, we cover all areas of Bournemouth, from Poole to Christchurch and offer a wide range of services which can be tailored to suit individual requirements.

These include full property management, tenant find, rent collection, sales and sourcing buy-to-let properties for investor clients. Blakes are fully regulated by the NAEA and ARLA. We are also members of The Property Ombudsman and part of the National Federation of Property Professionals Client Money Protection Scheme.

The current owners Harcourts, who are based in Southampton, took over ownership of Blakes in early 2015. With re-branding and a fresh approach our experience and expertise in property management has been complimented by the staff who have been with Blakes for many years.

Having offices in both Southampton and Bournemouth also gives us the added benefit of marketing properties along the M27 corridor and the New Forest National Park.

Meet our dedicated team of professionals:

Linda Long – Senior Partner
Linda joined Harcourts in 1984 and has vast experience in block management, regulated tenancies, surveys and valuations and is a member of ARLA and the NAEA.

Lisa Headington – Partner
Lisa has been the Lettings Manager at Harcourts in Southampton since 2007 and will now be using her expertise to assist with and oversee the office at Blakes. Lisa completed her Professional Diploma in October 2014 and is a member of The Guild of Lettings and Management.

Janice Ball – Partner
Janice is the Accounts Manager and is responsible for all the landlords’ accounts. Having joined Harcourts in 1996 Janice has vast experience in this role. She is AAT level 4 qualified and is a full member of The Association of Accounting Technicians.

Karen Atkinson – Sales & Lettings
Karen has worked in the industry since 1991 and deals with residential sales, investment buy-to-lets and lettings. Her knowledge and experience shines through and she is available to offer free advice and guidance whether you are looking to buy, sell or rent out your property.

Glenda Sampson – Lettings Administration & Accounts
Glenda has organised the accounting side and the administration involved in lettings for over 9 years and has vast experience within the business. Always on hand to help, she is a very approachable and valued member of the team.

David Collins – Trainee Sales Negotiator
David joined Blakes at the end of September 2015 and is completing an NFOPP Level 3 Apprenticeship in Residential Sales.

Angela Sandford – Office Support
Angela has worked in our office since 2003 and mostly covers Saturdays. Her role is in-house office support carrying out administrative tasks and dealing with any enquiries, both face to face and over the telephone.


Landlord Services (fees shown inclusive of VAT per property)

Tenant Find - only £420.00

This service is generally used when you require assistance in finding a suitable tenant but have the knowledge and expertise to manage the property and the day-to-day issues yourself.

  • Advise on current rental levels.
  • Property marketing advertising and accompanied viewings.
  • Full tenant referencing (payable by the tenant).
  • Advise tenant on method of payment.
  • Draw up an Assured Shorthold Tenancy Agreement.
  • Deposit protection with the Tenancy Deposit scheme.
  • Collection of the first month's rent.

Rent Collection 7.5% of rental income

Use this service if you prefer to take care of your own maintenance and repairs but do not want the inconvenience of advertising, finding suitable tenants and monitoring rent payments

  • Monthly rent collection and accounting on a quarterly basis.
  • Collect and remit initial months' rent received.
  • Advise tenant on method of payment.
  • Set up fee is applicable if tenant find is also required (£175).

Fully Managed 10% of rental income

Use this service if you want peace of mind that your property is in good hands and all the day-to-day issues are taken care of. As with Tenant Find but also including:

  • A comprehensive prepared inventory.
  • Notification of tenant details and meter reading to the utility companies both at teh start and end of the tenancy.
  • Rent collection and close monitoring of payments.
  • The arrangement of property repairs and any maintenance issues.
  • 24 hour call out service available to cover any gas, plumbing, electric or building emergencies.
  • Regular property inspections.
  • Accounting on a quarterly basis.
  • Set up fee applicable when a new tenant is required (£175).

Landlord Fees (fees shown inclusive of VAT per property)

Comprehensive Inventory: £60.00 - £150.00
  • Price varies according to size of property and whether let furnished or unfurnished.
  • Pictures included.
  • Cost is included in the set up fee if fully managed.

Alterations to the Tenancy Agreement: £20.00
  • If any additional clauses or amendments are requested.

Additional property visits: £25.00
  • To attend for specific requests or if more visits are required to monitor the tenancy or any maintenance linked visit.

Energy Performance Certificate: £72.00
  • Arranging for a certified assessor to carry out the assessment.

Gas Safety Certificate: Cost plus £12.00
  • Maintaining and organising annual checks in accordance with regulations.

Legionnaires Risk Assessment: Cost plus £14.00
  • Organise for assessments to be done at least every two years.

Periodic Electrical Test: Cost plus £18.00
  • To check safety of electric sockets and wiring.

Portable Appliance Testing: Cost plus £12.00
  • Examination of electrical appliances and equipment.

Change of Tenant: £60.00
  • Professional Services and negotiation involved in a change of tenant.
  • Re-registration and change of deposit details with an approved scheme.

Renewal / rent review fee: £42.00
  • Review rent in accordance with current prevailing market condition and advise landlord.
  • Negotiate with tenant.
  • Re-registration of tenant deposit.
  • Serve Section 13 Notice if tenancy is periodic

Arrangement fee for works over £300.00 and refurbishments: 12% of net cost
  • Arranging access and assessing costs with contractors.
  • Ensuring work has been carried out in accordance with the specification of works.
  • Retain any warranty of guarantee as a result of any works.

Rent Guarantee and Legal Protection: £18.00 (per property)
  • Nil excess policy based on a 12 month tenancy.
  • Covers loss of rent, tenancy eviction and legal costs.
  • Full details and policy summary are available on request.

Section 21 Notice: £90.00
  • Charged on tenant find only.
  • Served in order to gain legal possession of the property.

Sale of property: 1.2% of sale price
  • If exchange of contracts occurs with anyone introduced by Harcourts, this fee is payable on completion of the sale.

Sale of premises to a third party: £420.00
  • We reserve the right to charge a release fee if the tenant introduced by ourselves remains in occupation after the property has been sold.

Early release fee: £420.00
  • Charged for any early release of the contract where three months’ notice has not been given or the tenant we introduced remains in occupation after this time.

Caretaking service: £12.00 per week
  • If the property is to be vacant for a period of time but you wish us to manage the property during this void period.

Land registry check: Cost plus £12.00
  • To confirm legal ownership of land or unit.
Serving of Section 8 Notice: £90.00 (per property)
  • Charged if there is a serious breach of the tenancy caused by the tenant, i.e. eight weeks’ rent arrears.

Right to Rent: £30.00 (further checks)
  • only to Tenant Find Landlords, to carry out additional RTR checks if tenants permission to stay in the UK is time limited.

Let fee: £175.00 (fully managed property)
  • Arrange the letting the property, to include valuation, advertising, attendance and Inventory.

Court attendance £120.00 (per day)
  • Arrange the letting the property, to include valuation, advertising, attendance and Inventory.

Global reference: £24.00 (additional charge)
  • Applicants who require Global referencing to prove they have "The Right to Rent" (i.e. non EU citizens) will incur an additional charge.

Single applicant fee: £250.00 (first applicant)
  • Full referencing
  • Paperwork preparation in relation to the new tenancy.
  • Drawing up a new fixed term Assured Shorthold Tenancy Agreement, including the prescribed information which relates to the deposit.
  • Utility notification to include up-to-date meter readings (where applicable).

Additional applicant fee: £90.00 (per additional applicant)
  • Full referencing.
  • Paperwork preparation in relation to the new tenancy.

Guarantor fee: £60.00 (per person)
  • Credit and affordability referencing.
  • Preparation of Deed of Guarantee as part of the Tenancy Agreement.

Student application fee: £175.00 (per person)
  • Full referencing
  • Paperwork preparation in relation to the new tenancy.
  • Drawing up a new fixed term Assured Shorthold Tenancy Agreement including the prescribed information which relates to the deposit.
  • Preperation of Deed of Guarantee (guarantor) as part of the Tenancy Agreement.
  • Utility notification to include up to date meter readings (where applicable).

Re let fee: £75.00 (per property)
  • Preparation of a new Assured Shorthold Tenancy Agreement, including the prescribed information which relates to the held deposit.

Permitted Occupier: £60.00 (per person)
  • Preperation of an addendum to the Tenancy Agreement.

Change of sharer: £180.00 (per person)
  • Full referencing.
  • Drawing up a new fixed term Tenancy Agreement and all associated paperwork.

Check out fee: £72.00 (per property or £25.00 per person per student property)
  • To attend the property at the time of the check-out with the purpose of compiling a report to show the schedule of condition at the end of the tenancy.
  • Repayment and deduction of deposit monies (if applicable).

Pet deposit: £150.00 (per pet)
  • To cover the added risk of property damage, this will be protected with your security deposit in the Tenancy Deposit Scheme and may be returned at the end of the tenancy.

Amendment fee: £30.00 (per amendment)
  • During the tenancy for contract negotiation and amending terms at the tenants request.

Future landlord reference fee - £24.00 (per request)
  • Collating information and preparing a reference for a future landlord or letting agent.

Unarranged property visit £30.00 (per property)
  • Where actions of the tenant result in the agent (or contractor) attending the property to remedy a situation.

Duplicate documents: £24.00 (per item)
  • For copy Tenancy Agreements, Inventories or other associated tenancy paperwork (at our discretion).

Letter request: £30.00 (per letter)
  • If a tenant requests a letter written on their behalf to be produced on headed paper.

Rent arrears letter £30.00 (per letter)
  • When we have to write for a second or subsequent times when chasing rent arrears.

Lost Security Items: Cost plus £6.00 (per set)
  • If any security items are lost by the tenant and a new set is required.

Returned (bounced) cheques: £13.20 (per cheque)
  • Charged for any cheques presented to us but cannot be paid.

Unpaid postage: Cost plus £9.60 (per item)
  • If a staff member needs to collect post from the post office which has been sent to us by the tenant but not enough postage was paid to enable delivery.
    Unpaid rent /returned payments:- 4.8% above bank of England base rate

Missed check-out appointment: £40.00
  • Failure to attend a pre-arranged checkout appointment

Addendum to the Tenancy Agreement: £60.00
  • To show Permitted Occupier

Non cancellation of rental standing orders £30.00
  • If the tenant fails to cancel their standing order after expiry of tenancy and we are required to return the monies.
